How to read this table
Upfront costs are paid when you list, and with Lixtara that's only the flat fee. Commissions come out of your sale proceeds at closing, and only if your home sells. The traditional column is a fixed benchmark: a 6% commission (3% listing + 3% buyer agent) plus a typical $300 photography fee and $40 in document fees. It doesn't change. On Lixtara you choose the buyer-agent commission you offer (2, 2.5 or 3%), and higher percentages can attract more showings. Every Lixtara plan includes your MLS listing, syndication to Zillow, Realtor.com, Redfin, Trulia and 100+ other sites, and DocuSign contracts. On Essentials you take your own photos with our smartphone guide, while Pro and Concierge include a professional photographer. Other closing costs (title, taxes, recording fees) are not shown here.

- Lixtara is a licensed Florida flat-fee real estate brokerage (Lic #CQ1075352). You sell your home for a flat fee plus a low commission paid only if it sells. Your listing goes on the MLS and reaches Zillow, Realtor.com, Redfin, Trulia and 100+ other sites, with a licensed broker behind you and without the traditional 6%.
- How is Lixtara different from a traditional 6% agent?
- A traditional agent charges 5 to 6% commission (up to $30,000 on a $500,000 home). Lixtara's Pro plan charges $495 flat plus 1% ($5,495 total on a $500,000 home). Your home goes on the same MLS and the same sites, with licensed broker support, and you keep the difference.
- Which plan should I pick?
- Every plan puts your home on the MLS and its partner sites. Essentials fits sellers comfortable taking their own photos and running the sale from their dashboard. Pro is the most popular: it adds professional photography, a 30 minute broker strategy call, a dedicated listing coordinator and priority MLS publication within 48 hours. Concierge is full service: premium photography with drone, a dedicated broker 7 days a week, negotiation and transaction management through closing, and unlimited Realtor and attorney consultations.
- Is Lixtara a licensed brokerage?
- Yes. Lixtara is a licensed Florida real estate brokerage (Lic #CQ1075352). All transactions are supervised by our licensed broker-of-record in compliance with Florida Statute 475 and FAR/BAR contracts.
- What about the buyer's agent commission?
- You decide how much to offer the buyer's agent (usually 2 to 2.5%), and it's published with your MLS listing so every agent sees it. It is separate from Lixtara's fee and is only paid at closing if a buyer's agent brings the offer. Higher compensation tends to attract more agents to show your property.
- How long until my listing goes live on the MLS?
- Once you sign the listing agreement through DocuSign and activate your plan, our broker reviews your listing and publishes it on the MLS. Pro and Concierge listings get priority and go live within 48 hours. From the MLS your home reaches Zillow, Realtor.com, Redfin, Trulia and 100+ other sites.
- What if my home doesn't sell?
- Your listing stays active for a 24-month term, the longest in the industry. The flat fee is non-refundable because it covers creating and managing your MLS listing, but commission only applies when the property sells. You can withdraw your listing at any time with no penalty.
